TENNESSEE Broker License


Information on obtaining license.

brokerLicense Education:
Pre-License
  • 120 classroom hours of approved real estate education by TREC
  • 30 of which must be “Office/Broker Management"
Post License
  • Must complete 120 hours of approved education before the renewal of license for the third year.
Continuing Education:
  • 16 hours of continuing education classes every 2 years.
Other Requirements:
One of the three experiences must be met.
  1. 24 months actively licensed, if licensed as an affiliate broker on or before May 12, 1988
  2. 36 months actively licensed, if licensed as an affiliate broker after May 12, 1988.
  3. 24 months actively licensed, if the candidate has a baccalaureate degree with a major in real estate.

Reciprocity:
If you hold an active real estate license and live in a state listed below, complete a Reciprocity License Application. You must provide with this application a "Certified License History" from all the states where you hold or have held a real estate.

Examinations:
  • The testing company is PSI (1-800-733-9267)
  • National Portion is 80 questions and a 150 minute time limit
  • State Portion is 50 questions and a 90 minute time limit.
  • 75% is required  on both parts to pass the exam
  • The exam fee is $55.
  • Topics on the national portion of the exam include property ownership, land use control and regulations, valuation and market analysis, financing, laws of agency, mandated closures, contracts, transfer of property, practice of real estate, and real estate calculations.
  • Topics on the state portion include duties and powers of real estate commission, license requirements, advertising and marketing, broker/affiliate relationships, handling of documents and record keeping, handling a trust/escrow fund, and disclosure issues.
